Somerset Pacific, founded in July 2003, is an asset management firm specializing in the management of Multi-Family housing with an emphasis on Low-Income Housing Tax Credit Program (LIHTC) properties. Somerset Pacific’s corporate office is in Garden City, Idaho.Its current portfolio consists of 1,280 units. These properties are located throughout Idaho, Utah, Nevada, Alaska, Nebraska, South Dakota, and Louisiana.Somerset Pacific’s staff has extensive education and experience in fair housing laws, ADA, the required compliance issues that govern the LIHTC, RD, HOME, and the HUD Programs. The staff is knowledgeable and experienced with the reporting requirements for owners, syndicators, lenders, and state and federal agencies. Somerset is operated in a decentralized environment with four regional managers. Each regional manager is accountable for the properties in their respective portfolio. They are charged with supervision of all staff, financial success of the properties and resolving all tenant complaints, violations, and other issues as they arise. Somerset has a fully functional accounting department and compliance team which interacts daily with site managers, vendors, state agencies, investors, and owners. Somerset provides in-depth in-house training with on-site trainers dealing with compliance, customer service and operations.
